Kraig and Katharine and their two children wanted to have more room to spread out in their home. Their first thought was to add a guest room in their basement, but that quickly evolved into a play area for the kids and a bar area/ man cave for the adults. They decided to add an egress window in both areas so natural light was a part of their ambiance and it also checked a box for safety.
Even though Kraig considers himself, "handy" this was beyond a Do-It-Yourself project. They needed to find a qualified contractor with expertise in foundations and waterproofing. Basement egress windows are installed below grade and require cutting through a home's foundation. For the Schjodt's to be able to claim the 4th bedroom and additional livable square footage, the egress windows needed to be "up to code." Egress window wells have strict requirements when it comes to how they're installed. The window itself must be a specific height above the ground, escape ladders must be placed and spaced appropriately, and the window's overall size and placement must meet very specific requirements. At least one window in each room must be large enough to permit the occupants to get out and also to allow a fully outfitted firefighter to get in.

The Schjodt's now have a 4th bedroom and 1200 additional square feet of living space that they will realize as a return on their investment, should they ever decide to sell their home.
