Having a home that is 100 years old means that the homeowner must handle problems with unique solutions, especially repairing the foundation and waterproofing.

For Michael and his mother, this was the case for the foundation of their home in Omaha, Nebraska. The foundation was made of brick and had been DIY-repaired several times with concrete patches. Still, water continued to fill the basement during snow melts or when it rained.

Over a year ago, Michael had several contractors give estimates to repair the foundation. While Thrasher Foundation Repair provided a proposal, another contractor was awarded the job. That contractor did some work to replace part of a wall but left Michael with a mess and a basement that still flooded when it rained. While Michael was fighting the previous contractor to get his money back, he decided to reach back out to Thrasher Foundation Repair to get another opinion.

A Permanent Solution for a Wet Basement and Damp Crawlspace

System Design Specialist Wyatt Simon visited the home and inspected the entire foundation to make recommendations. Michael’s desire was for a permanent solution that would allow for the basement to be used as a recreation space in the future. He and his mother also have allergies and were hoping to improve the air quality in the home as well. Wyatt was able to identify three primary issues. One, there were portions of the foundation wall that needed to be shored up. Two, the basement needed a waterproofing system to keep it dry. Three, the dirt crawlspace needed sealing to prevent humidity from continuing to cause air quality issues.

Wyatt proposed a structural repair to the failing portions of the brick foundation.

Thrasher recommended a perimeter drainage system specially designed for old stone foundations to control the water.

Perimeter Drainage System Sump Pump InstallAfter- A TripleSafe Sump Pump System was installed in the corner, and the drainage system directs all water from under the floor to be pumped outside.  This system prevents the three most common sump pump failures: mechanical failure, power interruption, and pump capacity.

Parts of the basement floor were broken up and replaced as part of installing that system. The system drains to a sump pump system, with Michael choosing to add a battery back-up pump to ensure the basement stays dry during power outages. Lastly, Wyatt suggested a liner to encapsulate the crawlspace and seal the dirt off from the rest of the house. The liner provided a barrier between the damp earth and the dry indoor air. We used the same CleanSpace product on the brick walls to prevent moisture from seeping through the brick.

Cleanspace Installed on walls next to drainage systemAfter- Once all the systems are installed, you can see the possibilities for next steps in refinishing the basement.

Michael had Wyatt out several times to make sure he understood the project and because he didn’t want any of the issues that he had with his previous contractor to be a problem again. It’s one of the reasons Thrasher is so devoted to redefining the contractor – customer experience. We see a world where the contractor does it right the first time, uses the highest quality materials, trains their employees to deliver the best customer experience, and offers a permanent solution that they stand behind. We believe the bar for an exceptional customer experience can be set so high that mediocrity in the contracting world is simply no longer accepted or tolerated.

Michael then moved forward with the project, and the Thrasher team was able to complete all the work in a few days. Michael and his mother gave rave reviews of the project and are grateful to have a 25-year warranty on all of the work performed.

When you’re ready to move forward with a fix-it project in your home, we hope that you will give us the opportunity to have a free inspection. With more than 45 years fixing foundations, leveling concrete and waterproofing basements, we’ve seen it all. Give us a call to schedule an appointment or fill out the form, here.

When it comes to the health and safety of both a home and it’s occupants, often the symptoms of a problem appear first. In this case, Amber, the homeowner, had previously added crawl-space humidity mitigation solutions. Unfortunately, they weren’t a match for what her home really needed.

Discovering crawl-space mold & humidity issues

Amber was no stranger to investing in her Omaha home to make it clean, safe and comfortable. She had recently completed a remodel of her home due to a house fire.

Soon after, she started having issues with mold, and so she added dehumidifiers in the crawl space and on the main level. She found that she was emptying the dehumidifiers three times a day to keep the moisture at bay. Her brand-new wood floors started having issues, and the flooring installer said it was due to the humidity in the home. He delivered the verdict that the flooring would continue to buckle if the homeowner did nothing.

Amber called Thrasher to preserve all that she had invested in her remodeled home.

Completing the crawl-space inspection

Thrasher System Design Specialist Shane McClintic met with Amber and did a complete inspection of her home to determine what was happening and how Thrasher could fix it. He found that a large amount of the excess moisture was coming up through the ground in the crawl space area. The homeowner had attempted moisture mitigation before, but the quality of the products used and the way they were installed wasn't enough to keep the humidity below an acceptable level in the home.

Understanding why humidity and moisture can cause hidden problems

Excess humidity and moisture may be the single leading cause of a poor internal environment in the home. Yes, it creates that "damp smell" and can lead to mold issues, including the highly toxic "black" mold, but it also invites dust mites. Like mold, dust mites are major contributors to asthma and allergy problems. According to the American Academy of Family Physicians(opens in a new window), the real problem with dust mites is their waste, which creates negative skin reactivity for 90% of patients.

Quality home dehumidifiers for your basement or crawl space are designed to ensure that the humidity level in your home stays below 60%, which significantly reduces the ability for allergens and mold to survive. Home dehumidifiers also filter the air circulating in your basement or crawl space to help remove any dust mites or other allergens that may sneak in through open windows, access openings or improperly sealed gaps in your foundation.

Determining the right crawl-space solution

To fix Amber's problem, the Thrasher team removed the ineffective plastic liner from the crawl space because it wasn't sealed and had developed multiple holes. We then properly encapsulated her crawl space with drainage matting and CleanSpace?. CleanSpace is a hefty 20-millimeter-thick liner — similar to a pool liner. It is manufactured in a seven-layer blend of high-density polyethylene for puncture resistance, low-density polyethylene for flexibility, and polyester cord reinforcement for brute tear resistance. This combination is why CleanSpace comes with a 25-year warranty against rips and tears. The white finish brightens the space and easily allows customers to see a mold, insect, and dirt-free area.

Next, we installed SilverGlo™ crawl space insulation, an expanded polystyrene insulation infused with graphite for ultimate wall protection, on the walls and in the rim joist to create a thermal boundary and regain control of the temperature from outside conditions.

We installed a SuperSump? sump pump system to pump out any groundwater that may get in and accumulate under the liner and contribute to the humidity challenge. The single pack comes with a Zoeller sump pump, which can pump 2,650 gallons/hour. The pump is more than enough to keep up with Amber's need to empty the dehumidifiers and discharge excess moisture outside the home.

Finally, we installed a SaniDry™ Sedona to dehumidify and purify the air. This unit self-drains to the sump pump, so Amber does not have to worry about constantly emptying her unit like she had to for the existing dehumidifier. The SaniDry Sedona has a whopping 100 pints per day capacity and will move over 300 cubic feet of dry air per minute around your basement or crawlspace. This high-performance fan, paired with a replaceable MERV 8 Filter, removes mold spores, dust mite droppings, dust, and other particulates with ease. It dries the contents of your home and building materials, making that damp feeling and funky basement smell go away. The SaniDry Sedona will keep relative humidity throughout the entire crawlspace under 50% (after the encapsulation and insulating,) which will protect Amber’s wood floors from swelling and buckling too.

Enjoying a properly sealed and maintained crawl space

Following Thrasher's completion of the project, Amber texted Shane a picture as soon as she could see her new crawl space. Her caption was "Taa-daa - I love it!!!". Additionally, she praised the crew, saying they were "very friendly to work with." Most importantly, she reported that the system was already making a difference in how her home smelled and felt.

Like Amber's project, crawl space repair is the perfect solution to help you save money on utility bills, avoid unnecessary repairs, and create a healthy living space in your home. With crawl space encapsulation, you will gain valuable space for storage and protect your home once we have sealed your crawl space with a durable vapor barrier. The crawl space encapsulation treatment separates and protects the crawl space interior from outdoor conditions, keeping the area clean and dry.

Mark and Linda S. had been doing home improvements and started to notice cracks appear on the drywall, the new front door was also sticking. So, they decided that it was time to call foundation repair company.

We sent System Design Specialist Eric Wulf out and he evaluated the home. He was able to identify that the soil under the footing had washed out and caused the home to settle, causing the cracks to form.

We removed sections of the concrete slab in the garage and front door stoop slab. We then installed push piers 43’-46’ feet deep to load the bearing strata, 1.5 to 2 times the weight of the home was put on the piers to push them that deep. We were also able to lift the foot door to stop it from sticking. The home is now completely stabilized.

Hello, My wife and I are looking to replace our current radon mitigation system because (I believe) it is out of date and we would like to finish our basement where the system is located. The fan for the system is located inside the basement, and my understanding is that the fan should be located outside of the home. Our current system extends from the top of our sealed sump pit and exits the block wall foundation nearby, but the pvc does not extend above exit level on the exterior of the home. We're hoping to receive an estimate from you to replace the system. Thanks in advance - we look forward to hearing from you!
