Durable house foundation repairs in Kansas City

Kansas City is known for its extreme weather fluctuations – and as stressful as it can be to prepare your family for the hot summers and icy winters, the foundation can be negatively impacted if not protected as well.

As the temperature and weather patterns change, this can cause the soil around the foundation to expand from moisture and freezing and contract when it is hot and dry. This can lead to foundation settlement, cracks from pressure, bowing walls, and other foundation problems. The high temperatures and lack of rain can also dry out the foundation, which can weaken the structure, cause cracks, and leaks.

But there is no reason to worry. Unlike other contractors, Thrasher Foundation Repair does not provide one-size-fits-all solutions. We understand that every home is different and depending on where you live in Kansas City, your foundation problems may need a more personal touch. In fact, we have been providing customizable and permanent house foundation repair solutions to homeowners since 1975. Waterproofing contractor in Kansas City providing lasting solutions

With Kansas City’s extreme weather fluctuations, there is plenty to worry about when keeping your basement dry and secure. Not only can expansive soils, foundation heave, and dry air cause leaky cracks in the below-grade space, but Kansas City is also a part of the humid subtropical zone, meaning the summers are long, hot, and humid. This is bad news for basements, as once outside air touches cold appliances, condensation forms, creating the perfect breeding ground for mold. Plus, outlying areas in Kansas City are subject to flooding, putting those homes even more at risk.

Being proactive is the best way to keep your basement dry and safe in the ever-changing Kansas City climate – and Thrasher Foundation Repair knows just what to do to help. As experienced waterproofing contractors, we have provided reliable basement waterproofing solutions for homeowners since 1975, eliminating basement flooding and moisture intrusion problems and keeping their below-grade spaces dry for years.

Crawl space repair & encapsulation services in Kansas City

The crawl space can already be a nasty, humid place, creating the perfect breeding ground for mold and pests. But since Kansas City is known for its long, hot, and humid summers, this can be very detrimental to the crawl space. Plus, some areas of the city are prone to flooding – and if your crawl space isn’t secure, this could cause serious problems for your home. Once you factor in the extreme temperature fluctuations common in Kansas City, you could have quite the problem on your hands. The humid, hot summers and icy, cold winters can cause foundation heave and expansive soils, creating a weaker structure overall and causing leaky cracks in the below-grade space.

So when it comes to creating a dry and secure crawl space, trust the experts who have been providing these services since 1975. Our crawl space encapsulation and repair solutions seal off your space the elements and even stabilizes it, assuring a moisture-proof area that is protected for years to come. This homeowner was struggling with water in his basement, so he called us out for basement waterproofing. The basement was waterproofed using WaterGuard and CleanSpace, but not before the home had been damaged by the water problems of the past. We were able to install PowerBraces and GeoLock Anchos to save the falling walls in addition to the waterproofing materials used.

A few months later, the homeowner was concerned because his concrete was sloping towards the foundation walls, and the concrete was cracked which allowed water to seep into the soil next to the foundation. He was worried that the concrete would start to damage the parts of his foundation that were not previously damaged, so he decided to give us a call.

We sent System Design Specialist Ian Pfister to inspect the concrete cracks and determine if these would hurt the foundation that had no previous damage. Ian found that the concrete cracks were leading water to the nondamaged portion of the foundation. One of our concrete repair teams utilized NexusPro sealant to seal the cracks and joints to prevent any damage to his other foundation walls.

The homeowner was very happy with the work that was done and he is relieved to have his home safe from water damage. Check out the homeowner's fixed concrete!

Owners of public buildings must be very cautious about having tripping hazards on sidewalks.

All concrete slabs settle – it’s a matter of when, not if, it will happen.

The Raytown School District has used Thrasher Foundation Repair on many occasions to maintain the safety of the sidewalks and flatwork around their schools and office buildings.

Owners of most public buildings are required to repair any public sidewalk or entryway that has more than 3/4″ differential movement from one piece of flatwork to another.

Thrasher was hired to eliminate any potential tripping hazards along the sidewalks and entryways at one of the district's office buildings. We were able to return all the concrete flatwork to the original condition without interrupting their working schedule or the facility's function.

Although we do not use or provide mudjacking services today, we provide a polyurethane injection system, PolyLevel, to offer an economical, quick and effective solution for lifting situations like these and residential sidewalks, patios and driveways.

Sunken or heaved concrete slabs can present tripping hazards that you may be liable for as a homeowner. Concrete repair is essential to protect your driveway, sidewalk or patio for the future.

At Thrasher Foundation Repair, we use PolyLevel® for concrete leveling because it's a fast and effective way to lift and stabilize sinking concrete. PolyLevel is a lightweight, strong high-density polyurethane foam developed by our sister company Supportworks and only available to an exclusive network of foundation and concrete repair contractors. It lifts and supports concrete slabs without adding weight to the soil beneath, and it's waterproof so that it won't wash out or dry out like traditional mudjacking material. It's environmentally friendly, too, with no environmentally harmful chemical leaching. Concrete leveling with PolyLevel expanding foam not only raises concrete slabs but also compacts the soil around them, creating a stable environment that will ensure that your driveway, patio or pool deck remains level into the foreseeable future.

Our comprehensive concrete protection system provides additional durability:

  1. Your concrete is lifted and leveled using PolyLevel® foam.
  2. Your cracked concrete and control joints are filled and sealed using NexusPro joint sealant.
  3. The whole surface is protected from the elements with a coat of SealantPro™, which permanently bonds to your concrete.

When you lift, level and protect your home's concrete, you can rest assured it will keep looking and working great well into the future — plus, you'll sleep better knowing you've got a five-year warranty.

When we visit your home for the first time, you can expect a thorough inspection and a detailed explanation of the concrete leveling solution we propose and why. We offer several levels of protection and transparent pricing to meet your specific needs.

We use PolyLevel to lift and level concrete. PolyLevel polyurethane foam is pumped beneath cement slabs through tiny ports about the size of a penny. Initially, PolyLevel flows like water, filling even the smallest cracks and crevices in the soil. It quickly expands and hardens, lifting the concrete slabs above it and compressing the ground around it at the same time. PolyLevel is waterproof, so it will never wash out, and it won't degrade over time due to temperature extremes. It's environmentally friendly, too, with no ecologically harmful chemical leaching. Best of all, PolyLevel cures quickly, allowing your concrete to be used usually the same day.

Eric is a proud retired homeowner in Raytown, MO and plans to keep the estate as his forever home. However, Eric loves to travel and knows that if he ever wanted to sell the property a few issues would need to be taken care of first. Specifically, his driveway and surrounding concrete needed to be leveled and repaired to restore the property’s value. Eric was familiar with Thrasher and our dedication to providing the best solution. Looking for a company that does it right the first time, he gave Thrasher a call.

To begin the project, our System Design Specialist Tom Studer arrived in Raytown to perform a thorough inspection of the home. The driveway and sidewalks had multiple areas of settlement that had caused cracks and an uneven surface. The back patio had sunken areas that created a tripping hazard when entering the home. Both issues were caused by the soil underneath being washed out and not being able to support the weight of the concrete. This was solved using our PolyLevel foam to permanently lift and level the concrete. It’s a lightweight and waterproof solution that guarantees no soil washout in the future without adding any extra weight. This was then paired with our NexusPro sealer to fill all cracks and control joints to prevent any water from seeping through. These two products combined not only increase the lifespan of the concrete but enhance the appearance in order to increase the property’s value.

Eric was pleased with the outcome of the solutions Thrasher was able to provide. He was impressed with our ability to provide a quality customer experience, and with his concrete repaired Eric now has the confidence to live on in his forever home.

Job Stories From Kansas City, MO
Concrete Shifting Repair in Parkville, MO

This family loved into their home about 25 years ago and have no plans to move. The neighborhood has changed a bunch over the years, but they love it here. Over those years, they had noticed the concrete starting to shift. They knew they needed to get a professional out to see how they can get this fixed and maintain their concrete. They starting doing research and found Thrasher. Based on our reviews they knew we were the company they could trust to stand behind our work and take care of their issue with a long term solution. System Design Specialist, Brandon Powers, came out to meet with them. Brandon did his inspection and noticed soil erosion had caused several slabs in the driveway, walkway, and back patio to settle and crack. Brandon brought these findings and a solution back to the family. To combat this issue, we used PolyLevel to lift, level, void fill, and stabilize the concrete. We also used NexusPro to seal all joints and cracks throughout. Both of these products are waterproof, preventing any water from getting under the slab and washing out. The family loved this solution and there is no doubt they will not be worrying about any more concrete issues at their forever home.

Concrete Repair in Raytown, MO

A homeowner in Raytown, MO had lived in their home for many years and had no plans on moving anytime soon. Over the years the concrete in the driveway has been cracking and settling in many places. It has gotten to the point where it is difficult to park the car in the garage and is creating bad tripping hazards all over. They decided it was finally time to get it fixed after all these years, so they decided to give Thrasher a call to have us come out for an inspection.

After the inspection, the team found they had drainage issues and a downspout that was pouring water next to the driveway causing the soil underneath to wash away. The crew used a downspout extension to move the water down further out away from the home to prevent any further washout. Then to repair the concrete our crew decided to use PolyLevel foam to fill the voids under the concrete and raise it back into the original place making the ground level once again. PolyLevel expands under the slab to give the concrete extra support without adding any extra weight to the soil below.

After the work was completed, our customer can now use their driveway without having to worry about any tripping hazards or difficulty parking their car in the garage. They were grateful for how fast our team was able to work and how great it looked when completed.

Concrete Repair in KCMO

This homeowner was experiencing tripping hazards at his home. He wanted to save it and not replace, but needed professional opinions.  He knew of Thrashers reputation and had heard great things, so he gave us a call. System Design Specialist, Daryn Britton, came out to meet with him. Daryn did his inspection and survey of the area, and found there was failing soil under the slab. This was cashed by washout from rain over the years, along with the very dry season we were having. With little to no support under the slab, it started to sink and crack. Daryn came back to the homeowner with these findings, and together they decided on the best solution for him. They decided we do our 3-Part Concrete Protection System. This includes Polylevel to lift and level the concrete, NexusPro to seal the joints and cracks, and SealantPro to seal the top of the concrete protecting it from spalling and flaking. Polylevel and NexusPro are also waterproof, this prevents any further washout of the soil underneath. The homeowner was very happy and excited to get this project done. There is no doubt he has no more worries of tripping hazards, and have the peace of mind he was looking for.

Waterproofing in KCMO

This homeowner was hoping to finish out a corner of their basement and add an egress widow so that a bedroom could be added in the basement. They noticed water was coming in through that area, so their plans were at a stand still. They saw our trucks out everywhere as they were driving around for their work, so they did research online and once they saw reviews, they knew Thrasher was  good company. System Design Specialist, Derek Vaksdal, came out to meet with them. Derek surveyed the area to see what work would need to be done. He found a crack in the front wall, allowing water into the basement. It was also discovered that the wall was leaning out due to the stoop leaning out and taking it with it. Fortunately, Thrasher is great company with a large selection of repair products. Derek was able to put together a waterproofing plan that integrated well with their bedroom and coming egress. He also put together a plan to help the stoop and leaning wall by using our Polylevel to stabilize and level it back into place. There is no doubt that after this project this homeowner and his family can happily finish that corner of the basement without worries of water intrusion!

Semi Finished Basement Waterproofing Solutions - KCMO

This homeowner was wanting to revamp the basement layout and replace the carpet, but had a nagging leak they thought they had fixed with replacing the driveway. They wanted to be able to remodel the basement with a permanent repair, so they can remodel and know with confidence it will be water tight. They had seen our trucks out and commercials on TV and decided to reach out to set up an appointment. System Design Specialist, Derek Vaksdal, came out to meet with them. After doing the free inspection, Derek found an egress window had been placed in the home at some point in time. The wall had cracked in the corner and was allowing water to come into the basement. The exterior concrete was broken and slanting towards the home. They had the concrete replaced and it was leaking, so he knew that wasn't the issue. He found the root of the problem was the clay bowl effect. This issue refers to the natural consequence of excavating and backfilling when building a foundation. When that soil is removed and backfilled, it leaves an empty space in a bowl like shape. This was a unique situation as the egress window created a weak spot without proper drainage inside, so the water was also stacking up the window itself. Derek proposed we use our WaterGuard and CleanSpace, as well as a TripleSafe sump pump to insure their basement stays dry all the time. Cleanspace is installed on the wall and collects any water coming in through cracks. It is a waterproof, tarp like material, so it prevents mold growth. The water comes down the CleanSpace and into our WaterGuard. This is our drainage channel that is installed on top of the footing of the foundation. The WaterGuard then flows the water into the sump pump, and out of the home at a safe distance. The homeowner loved this idea, and we sent out our installation team and got to work. There is no doubt they are back to remodeling their basement without worries of water getting in.

40 Year Old Concrete Repair in Kansas City, MO

These homeowners were living in their forever home with 40 year old concrete on their driveway. They wanted a solution to get rid of this eyesore. They thought replacing it would be the only option, but then they called Thrasher! One of our System Design Specialists, Thomas Graff, went out to meet with them. Thomas proposed we use PolyLevel to lift and level the concrete, and NexusPro to caulk the joints. He found their expansion joint at the end of the driveway had been sealed overtime, and was causing the issues. In the end, these homeowners were so happy with the results, Thrasher was able to get out there fast, and provide a simpler solution than replacing the whole driveway. There is no doubt that these homeowners are not worried about there driveway anymore!

Full Foundation and Waterproofing Makeover in Kansas City, MO

This homeowner inherited a family home after the passing of a relative. He knew the house was in poor condition and wanted to sell it; however, due to the foundation and flooding problems, he knew that he would not receive the home's full value if he sold it before working on it. He decided to call us because we knew everything that the house needed.

We sent out System Design Specialist Elliot Moles to the home for inspection. Elliot found that there was hydrostatic pressure resulting in wall failure, and the basement had standing water. Knowing that he would need to think outside the box for this home, Elliot came up with a comprehensive plan for him and his team to help support the foundation and waterproof this home. Elliot and his team utilized a full perimeter waterproofing system in the basement, including a new TripleSafe Sump Pump System. The team then went on to tackle the wall failure next. They supported the walls by utilizing PowerBraces and GeoLocks, which are systems that work on the interior and exterior sides of the home to reinstate the house's original position and prevent new collapsing calls.

The homeowner was thankful that we had all the solutions he needed for this home. He looks forward to selling the house at its full value.
