These homeowners recently purchased their home for their kids and grandkids to live in, however they had some concerns with the foundation and needed to get it fixed. After looking into companies that do foundation repair, they reached out to us for a free estimate.

Trisha was experiencing very cold floors and areas above her crawlspace. She is planning on living here for a long time, so she wanted to get it fixed now and fixed right. Thrasher had done some work for her parents, and they were happy with their experience, so she gave us a call. System Design Specialist, Anthony Salcedo, came out to meet with her. Anthony did his inspection, and found the dirt crawlspace was not sealed off from the outside elements, so the vents were allowing cold air into the home, which was causing their issues. To permanently fix this issue, we used Clean Space encapsulation system to seal off the earth and outside elements. We used SilverGlo insulation to help increase energy savings. Trisha was extremely happy with the work and we know there is no doubt she will not have to worry about those cold spots in her home anymore!

System Design Specialist, Anthony Salcedo, came out to meet with them. Anthony did his inspection and saw they were having severe structural issues due to all the bad clay and bentonite soil. The house was continually sinking in the earth, causing sloping floors, doors, and windows to not work.  To combat this issue, we used helical piers to permanently stabilize the foundation. The family loved this solution and were so happy we were able to get their issues fixed properly.

This homeowner was experiencing a musty smell coming from their crawlspace. They wanted to start entertaining people in the basement but wanted to make sure it was safe. They knew of Thrasher and our reputation, so they gave us a call. System Design Specialist, Jeremy Sund, came out to meet with them. Jeremy did his inspection and found there was high soil moisture causing humidity levels to exceed 60%, which in turn was causing the smell. To help combat this issue, we installed our encapsulation CleanSpace, as well as a SaniDry dehumidifier. CleanSpace is a tarp-like material that collects water from the earth and prevents it from getting into the living areas of the home. The Sani Dry also helps keeps humidity levels low and prevents mold and mildew growth. There is no doubt this homeowner has a healthy crawlspace and can start hosting events down there!

This was what caused the slabs to start settling. Jeremy proposed we use our PolyLevel to lift and level the concrete back to place, and NexusPro to seal the cracks and joints to prevent water from causing any washout. The homeowner appreciated our urgency and enjoyed how great the job looked in the end. There is no doubt he is not worried anymore of any of his guests tripping. 

Heave Solution in Denver, CO

When a foundation or basement concrete slab is undermined, the heave solution can help. In this case, a water main blew at the top of the hill and undermined an entire foundation and it completely blew up the basement slab. It is fairly common for a concrete foundation or basement slab to sink or settle in this area because the soils in Denver have the tendency for extreme swelling due to bentonite. While builders are now designing foundations to avoid this damage, many homes still suffer from these settling and sinking problems.

The heave solution as used here includes the removal of the entire concrete slab as well as approximately 8 to 10 inches of soil also needing to be dug out. After this, we install miracle soil nails on a 6 foot grid, then lay down void form, and tie in number four rebar in the soil nails. The last step here is to repour a concrete slab so that if the soil heaves, there will be a gap between the structural slab, and the footings slab. 

This solution however is only for extreme cases when no other support structures can aid in the fixing of your home's foundation. Other suggestions to support the structure of homes in these situations include Carbon Armor Wall Reinforcing Strips or Piers to raise the foundation. Common Crawlspace Issues in Denver, CO

Crawlspaces are no stranger to the Denver area. While crawlspaces can be helpful for the structure of the home, if they are not properly sealed off from the earth, then the earth will find its way into your home. 

This crawlspace for example was not properly sealed off from the earth, which allowed dirty air and moisture to rise up through the crawlspace and into the home. When this air reached the home, mold started to grow, and the floor supports were weakened. Without encapsulation, this problem of not properly sealing off your crawlspace can hurt your home's structure, and the air that you breathe.

One way to solve this problem is to use a dehumidifier. A good dehumidifier will prevent mold from growing and decrease the amount of moisture in your home coming from your crawl space. Another solution would be to add additional supports to the flooring such as support jacks that would help to maintain the structure of the floor despite the weakened original supports. The best solution for this would be encapsulation to completely seal off your crawlspace from the rest of your home.
